Looking to make your home in Over the Rhine, Pendleton or the Brewery District? Like the idea but have no idea where to start? The Over the Rhine Foundation is sponsoring a workshop series this spring to teach you what you need to know to successfully redevelop an owner-occupied property in the neighborhood. No matter where you are in the process—speculating about the possibility or already the owner of a building—we are bringing together those who have gone before you and experts from all related fields for what is sure to be a helpful and informative series.
Workshop 1, April 12th: Learning from Those Who Have Gone Before You
You will learn from other owner occupants who have successfully become owner occupants or are in the process of rehabilitating a building. You will also visit projects that have been completed are under renovation.
Workshop 2, May 10th: You Have a Property, Where Do You Begin?
Selecting and Purchasing a Building
Stabilizing structure, hidden costs, pre-development related issues
Choosing your Design Team
Working with architects, contractors, and structural engineers
Preserving Historic Structures and Green Building Practices
Planning, Zoning and other Regulations
Workshop 3, June 14th: Do the Numbers Add Up and if They Don’t, What do You Do?
Session will explore all financing options available to future owner occupants. Participants will learn to create a financial plan to renovate a single family, multiple unit or mixed unit building.
Explore construction and renovation loans, creative financing, mortgage options, tax credits and abatements.
Develop a hypothetical pro forma to finance a project, assess cash flow and return on investment.
All programs will be held at the Art Academy of Cincinnati, 1212 Jackson St. beginning at 8 AM. Parking is available in multiple surface lots and garages in close proximity to the Art Academy.
We encourage participants to take part in all 3 workshops. Space is limited. The registration fee to attend the 3OTR Series is $35.00. After April 4th, the registration fee is $50.00. All fees will be used to underwrite these workshops and future educational activities.
